So…you want to sell (or lease) your home….
If your home has been on the market for a little while and you’re not getting the interest that you think it deserves, you might want to consider staging.
Take a look at any real estate website. Which properties make you want to live there? The empty ones? The pictures of cluttered living rooms? Very unlikely. It’s far more probable that you want to live in the apartment that is stylish and well-designed.
Because first impressions really do count, and creating a lifestyle by staging the property will enhance the saleability of your home. You don’t need to furnish or ‘stage’ every room, maybe only the lounge or dining room and one bedroom (preferably the master!) and don’t forget about the kitchen.
Hiring furniture is the easiest answer to making a home feel ‘lived in’ but you don’t want any old bunch of chairs and tables. Think about who your target market is, what lifestyle are you trying to sell? Is it an uber-cool minimalist city apartment, a beach house or cosy family retreat? Having these things in mind will help you choose the right furniture and create the look that will ensure the house has the prospective buyers at hello!
Last year, we staged one home that just wouldn’t sell after months on the market. Just by changing the play room into a sitting room, it made all the difference. Instead of trying to sell a ‘family property’, it was now a fab pad for two and ‘spoke’ to the target market.
As well as adding furniture, the flow of the property needs to work. Can you walk from the front door to the kitchen without bumping into anything, for example? Do you have to walk round sofas?
To help you, The Home Stylist can take the stress out of staging, especially if you don’t have the time or are not particularly creative-minded. We also have trade discounts we can pass on to you for furniture hire at specific shops. Contact us today, to see how we can help you sell or lease at the price you need!
